Old Town Alexandria VA Market Statistics for September 2011

Home sales in Old Town Alexandria VA take a sharp dip in September.  Take a look at the interactive chart below and use your mouse to scroll over the points.  Continuing a four month downward trend, the number of homes sold in September totaled 34 units.  The spring real estate market in Old Town Alexandria was up in May with 67 homes sold.  The number of homes sold in June stayed the same at 67, but in July sales were down three units to 64, and in August sales were 57, and declined sharply in September to 34.

 

The median sales prices for homes in Old Town Alexandria VA was also down.  In September 2011, the median sales price was $518,500.  In August 2011, the median sales prices was $562,000.

 

 

Better news for homeowners looking to sell their Old Town Alexandria VA home is that the average days on market went down in September 2011 to 72.  This is significantly lower than the number of days on the market in August 2011, which was 114.

VHDA Short Sale Process Aims To Help Distressed Owners

Even former first-time buyers face financial hardships and sometimes face the challenge of a short sale.  A short sale is when the homeowner owes more than what the home is worth, and must obtain the approval of the lender(s) to sell the home at market value.

One major benefit of working with VHDA is that you work directly with the VHDA representatives who are based out of Richmond, Virginia.  Each of the representatives has a direct phone number and email.  Unlike many large banks where you have to dial into a phone tree, and you may not speak to the same person each time, the VHDA representatives are responsive and appear to have the interest of the borrower in mind.

 

This listing in the Templeton at Alexandria located at 250 S. Reynolds Street, Unit #109 is a VHDA Short Sale and currently priced at $185,000.

Once an offer is submitted, the purchaser should allow 30-45 days for VHDA to approve the sale, and closing can take place with 30 days.

Capitalizing on the traditional spring and summertime real estate market can lead to more dollars in your pocket when you're getting reay to sell your Kingstowne or Manchester Lakes VA home.  Here are some tips that may mean the difference in shorter days on market, and fewer home inspection repair items that could make or break a deal for some buyers in today's market:

  • Check the deck or patio for possible deterioration and safety hazards such as loose boards and protruding nails. If your deck is starting to look worn, a good powerwashing can bring the wood back to life.  If your patio is stained with a decorative color, don't powerwash, but reseal to make the color look more vibrant.
  • Check all windows and door locks to ensure correct functioning. Make sure all locks are secure and there are no holes in any of the screens. Missing or torn screens is most likely a condo or HOA violation. And if that one window that's been stuck for years is still stuck, be sure to fix it for your new buyer.
  • Clean and/or replace furnace filter. If you have a maintenance contract for your HVAC system, schedule a seasonal inspection to make sure your air conditioning is running at optimum efficiency.  Wouldn't it be great to be able to tell your new buyer that your system was just recently inspected?
  • Clean the clothes dryer exhaust duct and space under the dryer. Remove all lint, dust and pieces of material. Make sure there are no birds nesting in the dryer vent, this is common in our area.
  • Check the front and rear hose bibs for any signs of leakage.  Often overlooked, these exterior outlets can cause wood rot when they do not properly shutoff. 
  • Check the exterior trim for any signs of damage.  This is a common home inspection repair item, especially for bay, box-bay, and bow windows.
  • Don't forget to sharpen your curb appeal with some fresh flowers.  Flower boxes, potted plants along the entry, and decorative plants on the deck and patio help to give your home a warm and inviting feel.  If buyers are captivated by the outside, they'll likely be drawn to come inside and take a look.
